The finish line is in sight!
Before you officially become a homeowner, there are a few final steps to complete.
Final Walk-Through
The final walk-through is your last opportunity to inspect the property before closing. This is typically completed shortly before closing and allows you to confirm that the property's condition is consistent with the terms of the purchase agreement and that any agreed-upon repairs have been completed.
Closing Day
Once all requirements have been satisfied and you're comfortable moving forward, it's time to close on your new home. During closing, all necessary documents will be reviewed and signed, and any remaining funds required for the transaction will be submitted according to the instructions provided by your lender and closing agent.
Your closing agent, title company, or closing attorney will coordinate the final steps of the transaction, including the transfer of ownership and recording of the appropriate documents. Once the closing process has been completed and the transaction has been finalized, you'll officially become the owner of your new property.
Congratulations on reaching this exciting milestone, and welcome home!

Tips for Buying a Home

Don’t Max Out Your Budget
Just because you're approved for a certain loan amount doesn't mean you should spend the maximum available. Be sure to consider closing costs, moving expenses, future maintenance, and other homeownership expenses.
Get To Know The Area
Take time to evaluate the neighborhoods you're considering. Factors such as schools, shopping, commute times, and local amenities may influence your decision.
Don’t Skip The Inspection
A professional home inspection can identify issues that may not be immediately visible and help you make a more informed purchasing decision.

Get Pre-Approved
A mortgage pre-approval can help you understand your buying power and demonstrate to sellers that you're a serious buyer.
Make a List of Deal Breakers
Identify the features you need, the features you'd like, and the items you're willing to compromise on before beginning your search.
Consider the Age of Major Systems
Pay attention to the condition and age of major home components such as appliances, HVAC systems, water heaters, roofing, and septic or well systems, as these can represent significant future expenses.
Review HOA Requirements
If the property is part of a homeowners association, be sure to understand any rules, restrictions, and fees associated with the community before making a purchase.
